Cain International (‘Cain’), the privately held investment firm operating in the United States and Europe, and its development partner, White Star Real Estate, have secured 4F, a Polish sports clothing company, as their first tenant at their flagship office development, The Park Kraków.

4F will move into one of The Park Kraków’s buildings later this year, taking over 7,000 sq m of office and showroom space. This is the second largest transaction in the office market in Krakow in the last twelve months.

4F is a Polish clothing company established in 2003 which offers sports, tourism and casual wear clothing as well as accessories. The brand currently operates 230 stores in East-Central Europe and its products are present in around 500 multi-brand stores in 40 countries. This year, eight Olympic teams and three Paralympic committees participated in the 4F uniforms in Beijing.

The new tenant will occupy four out of six floors in Building One and will have access to four different terraces, providing an impressive view of Lake Bagry. The BREEAM certified project will comprise eight buildings and provide 100,000 sq m of new Grade A campus-style office accommodation and is well located at the intersection of Kuklińskiego and Saska Streets in near proximity to both the Kraków Płaszów train station as well as numerous bus and tram stops. The development offers a state-of-the-art cafeteria, fitness center, convenience store and charging stations for electric cars, as well as a wide spectrum of amenities and services such as a kindergarten, food hall, restaurants, café, car wash, grocery store, outdoor sport facilities and co-working facilities. Sustainability has been incorporated throughout the development, which includes an efficient rainwater system, photovoltaic panels and biophilic design.

Richard Pilkington, Senior Managing Director, Head of European Real Estate at Cain International. “This initial letting to a well-respected occupier is an important milestone in the realisation of our ambitions for The Park Kraków, as well as a strong endorsement of our strategy to deliver a unique workplace with a strong focus on sustainability. We look forward to continuing our work with White Star in the months and years ahead.”

Bartosz Prytuła, Managing Partner at White Star Real Estate, says: “Cooperation with such a strong brand as 4F confirms that our strategy for creating a self-sufficient, state of the art office campus meets the needs of today’s tenants. The Park Kraków project does not only comprise high-quality office space, but more importantly it represents the holistic vision of a work environment which places the wellbeing of tenants’ employees as the number one priority. When designing the office campus, we wanted the complex not only to be conducive for work, but also to be a place which encourages recreation and spending leisure time after work. Ultimately, three out of the plot’s five hectares will be dedicated to green and recreational areas, excluded from car traffic”.
